Islamabad: CDA to build six mini-cities in zone-IV
ISLAMABAD: The CDA plans to develop six mini-cities in Zone-IV located in the eastern part of the city, said a senior CDA official Tuesday.He said it had become inevitable to develop such cities owing to increase in population of the federal capital where people belonging to a specified class could be accommodated.He said the CDA would set up six cities including a media city, an education city, an IT city, a business city and a medical city. "Different enclaves will be established for each class to provide enough space for offices, residential area and shopping malls and hotels," he added.
He said the execution of the plan would not only help in facilitating professionals but also help the CDA to streamline the population and reduce non-conforming use of residential property in different sectors.
He said the CDA would provide space for the offices of media organisations, production offices and studios for the media city. For sports city, the CDA will develop a state-of-the-art stadium and gymnasium besides a five star-hotel to accommodate visiting foreign teams. Likewise, the official said the establishment of education city would help in shifting educational institutions operating in residential areas creating a nuisance for the nearby residents as well as violating the CDA by-laws.The official said the CDA was planning to raise high-rise towers as joint a venture with the help of private sector in the first phase along with a portion for media tower. "All these projects are subject to the approval of the revised master plan of Islamabad by the cabinet that also includes regularisation of Zone-IV," said the official.
According to the revised master plan, a two-kilometre-long business corridor will be established called as the central business district (CBD). Besides this, it will also include a huge recreational area similar to that of a Disneyland, he added.The official said the CDA had awarded a contract to a London-based firm to prepare a new master plan for Islamabad with special focus on Zone-IV.
The latter comprises Islamabad Park and a rural periphery wedged between Murree Road towards the north and Lehtrar Road towards the south, extending beyond Simly Road up to the ICT limits in the northeast (excluding Margalla Hills National Park and Rawal Lake). A revision of the Islamabad master plan was done in the 1980s but it did not lay out the design plans for the non-sectoral areas.

Zone 4 is the place
This is such great news for all those who have purchased land in Zone 4. I did a lot of research on Zone 4 when I initially came back to Islamabad a few years ago and wanted to fulfil the dream of owning my own dream house in Islamabad. There were many issues but carefully picking my way through, I finally managed to find a good scheme in Zone 4 called Islamabad Green Acres where I purchased several plots. They had a total of 64 plots which they sold at that time. The development work here has come a long way, most of the roads are done (not surfaced yet) and they have an electricity supply (pylons) all the way to the scheme from Wapda at agricultural rates which is great for us. They started issuing possession this year and I have started building my house and a few others have started aswell.
I wanted to go one step further because I have many overseas pakistani friends and relatives who also dream of owning their own home in Islamabad and they don't want to spend a HUGE amount (Green Acres farms resell at over 2 crores) so I managed to buy the land next to the Green Acres Scheme and will be developing it over the coming year.
People will be able to buy 5, 10 and 20 kanal plots here for a reasonable price. I have already arranged for electricity from Green Acres and water is plentiful. There are no land issues and we have taken possession of the land fully and legally all taxes paid !!
I have been saying for many years that Zone 4 is the only real location where the CDA can expand Islamabad and finally this is turning into a reality with new Roads popping up everywhere and work having already started on Universities and Schools.
