Construction material prices and labour cost in Pakistan

Following are approximate prices in Lahore market during the month of March 2009.

Construction including material per square ft= Rupees 1250 to 1500
Labour cost without material per square ft= 125 to 150
Electricity & Plumbing per square ft= 10 Rupees each
Cement bag= 325
Stone crush= 40 Rupees per square ft.
Sand Truck= Rupees 12000
Bathroom Tiles= Rupees 300 to 1200 per square meter
Marble= 20 to 80 Rupees per square ft.
Bricks= 3600 to 4000 Rupees per 1000

Approximate covered area for single storey house

5 Marla= 1125 square ft.
10 Marla= 1800 square ft.
1 Kanal= 3200-3600

FREE OF COST INFORMMATION TO CONSTRUCT YOUR HOUSE

Dear Majid Khan,
I am sorry but this is too much and therefore extremly childish on your part.
You are talking about construction of a house and not a cup of tea my friend. What you are actually getting at by asking questions bit by bit step by step.............. after having collected all the information you think that you will be educated enough to embark on the construction of your house? The ONLY WAY SAFE AND SOUND IS...

You should ask some critical questions to yourself first. Questions as simple as;

1. Why do I want to construct a house?
2. Who will live there ? how many bedrooms I need ? Will it be double story house then whether my health allows me to climb stairs or not.
What about the neighborhood? Will I be able to raise my children there..... after living so many years abroad.
3. Do I construct it and then move there or
4. I want to rent it out. How much rent I should be expecting?
5. Who will manage my property i.e. your constructed house?
HAVING COMPLETED THIS LIST OF QUESTIONS........... now you will be ready to ASK few more questions

1. Normally the construction period is 1-2 yrs........ minimum 6 months if you are really at it (5 marla house is not a big deal for construction people)
WHO WILL SUPERVISE THE CONSTRUCTION ON YOUR BEHALF ?

2. It is one thing knowing about construction material and totaly different when you are out there buying those.
3. Constructing up to the structure is simpler it is te FINISHING which kills the budget and takes time.

MY SUGGESTION: Ask some of your relatives to locate an architect and design for you............ a house is not built for one generation..... people get born, get education, get married and go away........ leaving you and your lady both as Nana Nani and Dada Dadi.

Mostly such designs are free ?

THEN LOCATE A CIVIL ENGINEER and ask him to advice you about cost of construction on labor rates (you buy the material - you will be paying them only for the work they have done for you). He will have to give you free suggestion/offer to consider

ENGINEER TO SUPERVISE THE CONSTRUCTION: This one is critical to keep eyes on the quality of construction on you behalf. Mostly this job is done by the designer/architect on some service charges.

I will pass on names and contacts of few good engineers who have been time tested by me/us during a number of construction projects. This will be free also.
We can also make sure that you get a good deal and you get your house the way you drempt of.

Sorry about the tone of my comments, my friend. But I sincerely believe.....it is better for you that someone warn you off now rather than you join a long list of overseas Pakistanis who lost money and got bad deals.
Trust me there are some serious professionals out here who have been overseas and can relate to the problems you face....... help is there but please do not plan it to be FREE........... for your own sake.
